Marketing of your property at the highest market rents
Interview and screening of potential rental applicants
Tenant selection is the most important aspect of successful property management. Most mistakes can be corrected, but the wrong tenant can be expensive and frustrating. Our selection process is as thorough and complete as the law allows.
In addition to standard items found in most rental agreements, SLPM Property Management addresses in detail such things as late rents, repairs, broken windows, landscaping maintenance, carpet cleaning, plumbing and drain problems, insurance and more.
Bookkeeping and Record Management
Owners are sent an easy-to-understand cash flow record and transaction summary each month, which itemizes all income and expenses, with month-to-date and year-to-date totals as well as a beginning and ending cash balance. We also enclose copies of all invoices and correspondence.
SLPM Property Management uses best practices and procedures for our operations to ensure that we are in keeping with state and federal regulations. We collect all rents and other moneys owed to you, and pay all bills associated with the property.
Inspections fall into five categories: start-up, drive by, periodic, move in and move out.
Start-up: When we accept a property for management, a thorough inspection is conducted on the interior and exterior, whether occupied or vacant.
Drive by: A drive by inspection is made on each property on a routine basis, usually every 90-120 days. This may alert us to any developing problem based on such things as trash accumulation, neglected landscaping, unauthorized vehicles or pets, etc. Any of these findings could trigger a complete interior inspection.
Periodic: Complete interior and exterior inspections are made annually on all properties.
Move in: At the time that the lease/rental agreement is signed at the unit, the tenant also signs an inspection form that stipulates that the unit is in excellent condition.
Move out: A move out inspection is performed by an outside contractor after the tenant vacates.
Our staff processes all maintenance and emergency requests. After-hour calls are routed to a 24-hour answering service, which in turn pages and calls staff members at home for emergencies.
Maintenance and Repairs
We use organizations and individuals that have a proven track record of good service and workmanship at reasonable prices.
SLPM Property Management maintains a high standard of reliability and accountability and gives owners the true peace of mind that comes with knowing that their property is in the best hands possible. Overall, we keep in mind the two things that we are hired for, and those are to maintain the property in good condition and obtain for the owner the highest net return.
